FMD Property Management is highly experienced in managing the administrative details of a property. Among our many services are:

  • Organization of monthly and annual meetings with the developer/Board of Directors.
  • Administration of all correspondence to residents.

Financial and Accounting

Maintaining financial stability is crucial to the success of your development. Our experienced financial staff, utiliziing sophisticated data processing equipment and software, expertly provide the following services:

  • Develop, implement and monitor the annual operating budget and fee schedule.
  • Issue monthly financial statements which include statement of operations, summary of cash transactions and the statement of resident status.
  • Complete financial analysis, which allows for early detection of potential problems and assures profitability.
  • Collect, process and deposit monthly association dues.
  • Implement arrearage collections.
  • Maintain and fund necessary reserve accounts.
  • Establish and maintain checking and savings accounts.

Maintenance

Property maintenance is definitely a time consumming endeavor. Tasks include personnel responsibilities, resident maintenance requests and property repairs.

  • FMD Property Management Co., will coordinate all maintenance duties associated with your development. We will:
  • Hire, train and supervise on-site staff; negotiate contracts; set performance standards.
  • Provide specifications and approve all necessary contracts for repair work, lawn maintenance, snow removal, purchase orders, etc.
  • Perform preventative maintenance inspections to hold costs to a minimum and increase property values.
  • Process resident maintenance requests.
  • Supervise and inspect the development.
  • Provide 24 hour emergency service.
